According to the RE/MAX National Housing Report for July 2026, Nashville-area home sales fell 3.8% in July compared with the same month, putting in the bottom five metro areas with the biggest year-over-year decrease for closed transactions.
Overall, the report’s data shows the 64 metro areas surveyed saw an increased number of homes for sale from both the previous month and the prior year. “Inventory rose 2.8% from June and 4.7% from a year earlier, while the median sales price remained flat at $450,000 and was 3.4% higher year over year,” it reads.

The market recorded 3,213 closed transactions, down from 3,341 in July of 2025, putting Nashville’s decline at number four among U.S. markets with the largest annual sales decreases behind Raleigh, Birmingham, and Houston.
Active inventory in July rose to 12,461 homes, representing a 10% increase from the previous year and the median sale price was $480,000, which was a 1.1% increase from July 2025 but below June’s record $495,000 median.
Homes also spent more time on the market in July, an average of 40 days, compared to May and June which both averaged about 35 days.
Real Estate Broker Jacob Armbrester helped to explain some of the figures and their implications. “A 3.8% drop is 128 fewer closings than last July, so that national ranking is built on a pretty small number,” he said. “The part of the report that carries more weight is that inventory is up 10% and the median price still up 1%. Sellers haven’t cut, buyers finally have enough choices to take their time, and that shows up as longer negotiations well before it shows up as lower prices.”
Another possible reason for homes staying on the market longer and an increased number of homes for sale could be a result of potential buyers becoming leery of Nashville’s skyrocketing property taxes and increased monthly financial burdens, like the rising costs of homeowner’s insurance rates and escrows.
With Tennessee topping the national rankings for property tax hikes, it could well be a point of consideration for those looking to come not only to Nashville, but to the Volunteer State as a whole.
